Cost by structure size
Single-car detached garage ($25,000–$40,000): A standard single-car structure — roughly 12×20 to 14×24 — with a concrete slab, standard framing, vinyl or steel siding to match the home, a single garage door, and a basic electrical service. Unfinished interior. This is the baseline build for a functional single-car structure in the Miami Valley.
Two-car detached garage ($45,000–$70,000): A standard two-car structure — roughly 20×20 to 24×24 — with the same basic package. The jump in cost reflects the larger slab, additional framing, two garage doors, and the expanded electrical service most two-car builds include. This is the most common project type we build in the greater Dayton area.
Finished or upgraded build ($70,000+): Insulated walls and ceiling, drywall, epoxy or finished flooring, a dedicated 200-amp subpanel, heating, additional windows, or a bonus room above the garage. Each upgrade is a legitimate investment — especially for homeowners who plan to use the space as a workshop, studio, or living area extension.
What moves the number on your specific site
Site prep is the most variable line item. A level lot with good drainage and easy access for equipment is straightforward. A sloped lot, a site with mature trees near the build area, or a property that requires significant grading can add meaningful cost before the first board goes up.
Electrical service from the main panel adds cost depending on distance and routing. A garage at the back of a deep lot costs more to wire than one adjacent to the house. If you’re planning any kind of workshop setup, EV charging, or dedicated lighting, that conversation needs to happen at the design stage — not after the slab is poured.
Exterior matching matters for resale. A garage that looks like it belongs with the house — matching siding, roofline pitch, trim detail — adds more at resale than a structure that reads as an afterthought. It’s not always a large cost difference, but it’s worth the conversation during the design phase.
